The Housing Standards Team at Derby City Council works to ensure that private rented homes in Derby meet all legal health and safety requirements.
We provide advice and support for tenants to help you understand your rights and responsibilities when renting a property. Our team is also responsible for the licensing of houses in multiple occupation (HMOs) and can take enforcement action if landlords do not maintain properties to an acceptable standard.
- Support for tenants: Get advice on what to look for when renting, and guidance if you have concerns about your private rented home.
- Support for landlords: We offer advice, updates, and occasional training sessions to help you meet your legal obligations.
- Enforcement: If a property is in poor condition and not improved, we have powers under the Housing Act 2004 and other legislation to require landlords to make necessary improvements.
Note: We do not investigate complaints about social housing. If you are a social housing tenant, please contact your landlord or the Housing Ombudsman.
For more information, you can access government guides such as the How to Rent and How to Let guides, or download our Housing Standards Overview 2020-21.
